The Down Payment Money You Didn't Know You Had

One of the biggest misconceptions I hear from homeowners is this:

"We'd love to buy a bigger home... but we don't have enough saved for another down payment."

If that's something you've been thinking, I have some good news.

You may already have your down payment—you just don't realize where it is.

For many homeowners, especially those who bought their first home several years ago, the money for their next home isn't sitting in a savings account.

It's sitting in their current home.

What Is Home Equity?

Simply put, equity is the difference between what your home is worth today and what you still owe on your mortgage.

Every mortgage payment you've made has likely chipped away at your loan balance.

At the same time, your home's value may have increased over the years.

Those two things work together to build equity.

And that equity can often become the down payment for your next home.

Why So Many Homeowners Underestimate Their Equity

It's easy to lose track of your home's value.

After all, you live there every day.

You're probably not checking neighborhood sales every weekend or paying attention to what homes nearby are selling for.

That's why so many homeowners are surprised when they learn what their home could be worth in today's market.

I've had plenty of conversations with families who assumed moving wasn't financially possible—until we looked at the numbers.

Your Starter Home Might Be Opening the Door to Your Next Home

If you bought your first home five, seven, or even ten years ago, there's a good chance you've built more equity than you realize.

That equity may give you more buying power than you expected.

It could help you move into:

  • A home with another bedroom

  • A dedicated home office

  • A larger backyard

  • A neighborhood you've had your eye on

  • A home that simply fits your family's life a little better

Sometimes your current home is helping pay for your future home.

Don't Make Assumptions Based on Old Numbers

One mistake I see homeowners make is assuming they know what their home is worth based on an online estimate—or what a neighbor's house sold for years ago.

The market changes.

Neighborhoods change.

Buyer demand changes.

That's why it's important to get an accurate picture of your home's value before deciding whether moving is possible.

You may discover you have far more options than you thought.

Equity Is Only Part of the Picture

Of course, your home's equity isn't the only thing we'll look at.

We'll also talk about your goals, your monthly budget, current mortgage rates, and what you're hoping your next home will provide.

Every family's situation is different.

That's why I never recommend making a decision based on one number alone.

You Don't Have to Be Ready to Move

One of my favorite conversations is with homeowners who simply want to understand their options.

There's absolutely no pressure.

Sometimes people decide they're ready to move.

Sometimes they decide waiting another year makes more sense.

Either way, they leave with a much clearer picture of what's possible.

You May Be Closer Than You Think

If you've been assuming you don't have enough money for your next home, it might be worth taking another look.

The down payment you've been worrying about could already be sitting inside the home you own today.

If you're curious about what your home might be worth—or whether moving up is financially realistic—I'd be happy to help you run the numbers.

Sometimes one conversation is all it takes to discover opportunities you didn't even know you had.
